Will this cost me anything?

No. Our help is completely free, and if you choose to sell your home to us there are no fees, no commissions, and no closing costs. Anyone asking for money upfront to stop a foreclosure is a scam — walk away.

Is it too late if I already have a sale date?

Often not. In Washington you can usually reinstate your loan up to 11 days before the trustee's sale, and a cash sale can sometimes close before the auction. The sooner you reach out, the more options you'll have.

Do I have to sell my house?

Absolutely not. Many homeowners we talk to end up keeping their home through a repayment plan or loan modification. We explain every option, including the ones where we don't earn anything.

How is this different from a HUD counselor?

HUD-approved counselors offer free advice and we genuinely recommend them — the hotline is 1-800-569-4287. We're a real estate company, so in addition to explaining your options we can actually buy your home for cash if that's the path you choose.

Will selling hurt my credit less than foreclosure?

Generally, yes. A completed foreclosure can stay on your credit for seven years and hit your score hard. Selling before the auction — on the market or to a cash buyer — usually does far less damage.

What if my house needs a lot of repairs?

No problem. We buy as-is, in any condition — no repairs, cleaning, or staging needed. The price we offer already accounts for the work.

Is my information kept private?

Yes. Your situation stays confidential. We don't sell your data, and we only use your information to help you understand your options.
